Farmhouse Office Before Renovation

Hey friend!

I’m excited to start renovating our LAST upstairs bedroom! So I thought I would share the farmhouse office before renovation, and talk about what I’ll be doing in here. This room has a lot going on, but I think I can turn it into a beautiful and functional work space! Plus this is my fourth time renovating an upstairs room so I have a good idea what’s in store šŸ˜‰ And I’m really excited to have a dedicated place to work!

Entering the Farmhouse Office

As you can see the office doorway is the same as the other room upstairs and has a cutie little transom window. This room is the smallest of the rooms upstairs. But like all the others it’s wall to wall to ceiling beadboard which I LOVE!

Farmhouse Office Flooring

Prior to refinishing the floors there are a couple of boards that have pretty large sections missing from them. I’ll be replacing those with some of the reclaimed heart pine we installed in the living room and kitchen.

I already sanded the brunt of these floors when we rented a sander from Home Depot. The sander doesn’t get close to the walls so I’ll have about 6 inches to finish sanding before I seal them. After sealing them I can add the quarter round to fill the gap under the baseboards. I’ll also add spray foam insulation to fill the gap behind where the quarter round will sit prior to sanding.

Chimney

This room sits above our kitchen and so the same newer addition chimney runs through this room. I’ll either be painting or covering this brick with reclaimed brick tile like I did in the kitchen. I’ll also have to fill the gaps beside the chimney. You can see there is some previous water damage to the flooring in front of it that I’ll do my best to sand and salvage.

Office Closet

This room has one of two closets upstairs. The other closet is on the landing area and it’s where we hid the upstairs ac unit. It takes up a bit of space on this side of the room but I’m excited about having the storage! But as you can see the door frame is in need of some love. And it also oddly doesn’t have a door handle.

Farmhouse Office Seating

In the corner adjacent from the closet I’m planning on creating a comfy seating area. I’ll be sharing some furniture, lighting, and office decor ideas with ya soon!

Office Built Ins

On the other side of the room is where I’m planning to put a desk and create a workspace. I’d like to build some shelving behind it that span the length of the wall. I’m thinking some open storage and some closed, but we’ll see when I’m further along. I can’t wait to set out my antique book collection though! Whoo hoo!

Office Windows and Walls

The windows have had a lot of hardware on them so I’ll be patching those holes as well as the ones on the walls. Like the other rooms upstairs a previous owner made holes in the walls to pump in insulation. There are also a couple of random holes from what looks like outlet mishaps.

Then there’s the ceiling hole. This is the only entrance to the attic. So I’ll be adding some hardware to make it more accessible and aesthetically pleasing.

Once all the holes are filled, and the floors are sealed, I’ll be giving the entire room a fresh coat of paint. I’m leaning towards a darker color for this room. You might be able to spy some sample swatches I have up! As a Victorian era farmhouse it could use a little drama somewhere, right? Plus I love a moody cozy office! I’ll share some inspiration photos to give you an idea of what I mean soon!

I’m excited to take you on this renovation journey! It’s hard to believe this is the last upstairs room! It’s going to feel SO good to be able to say one floor of the house is done! The more of the renovation part of the process gets done the more I can focus on styling it aka my favorite part! šŸ˜‰ Let me know what questions you have about this or any other room in our home!

Sending all kinds of love your way!
